Listing Clipper

Hi to all!  We're yet another Florida new member. Our 21 ft Clipper has about a 10-15 degree list to the right (starboard side)  The Whole body is listing.  There is a one or two inch gap between port tire and top of wheel well and the well is less than an inch above tire on starboard (listing side).  Doesn't appear to be a saging problem and we have 60 lb air in ea. tire.  Also know ride-rites are even (even though one will need replacement due to leakage)  All looks good underneath.  Can this be anything other than a leaf spring or shock problem.  OR  Could it be that lack of water in tank port holding tank, probably little fuel and probably empty grey and black holding tanks being filled would make a difference?  We really need to get her out of our driveway and enjoy - any suggestions?

Jim & Cindy it's one of two problems eather you have a sagging spring or a dead air bag shocks do not level only control ride,best way to check is let all the air out of the air bags that will tell the story if it is the springs they can be rearked at a spring shop, if the sag levels out with out air then you have a bad bag good luck hope this helps

In regards to that leaking air bag.  Before you toss it, try a can of tire sealant in it.  No guarantee but worth trying.  I tried it and it worked.  It's lasted several years now.

 As far as leveling goes, my particular rig takes 24# left and 45# right to get it level.  I measure the height of the back bumper from the ground.  Every Clipper will be different of course depending on how much junk you carry.

Thanks!  Did all you suggested.  Put leak sealer in bags.  Measured from bumper with & with/out air in bags.  The difference is 2 1/2 inches lower on both rear sides and 1/2 higher on both front sides with out air bags.  
So even inflation (60 lbs) did not change the leaning. Good news is we got "Clip" out of the driveway.  Took him all the way to friends home about 2 miles away then to gas station another mile away.  Ride was delightful!  Not much swaying with 60lb in ride rites. Driver does tend to sit higher than passenger.  Of course we didn't go over 45 mph.  Don't intend to do over 55 mph and stay on FLAT secondary roads throughout our usage. We still are "light".  No water in tank. Gas works on stove/oven. Don't know if gray or black have anything, but assume empty. Gas tank full.  Taking to work (25 mile ea. way) to weigh on scale.  Hopefully will get weight each wheel, not just each axel. Anxiously awaiting index and back Issues so I don't have to bore you guys.. Going camping this weekend!with 2 other RV's (not the quality of "Clip", but newer and bigger....

Well at least you know it's the springs now you have two ways to go get the rear springs rearked or add a little more air to the low side or let it out the other not the best way but if you don't intend to use it that much it might be the way to go but get a price to have the springs redune it might not be that bad or geting new ones

Thanks again.  Still some mystery. Creeper ride underneath before asking for help indicated nice new looking ride-rite with inflation ON LOW SIDE.
Ride-rite on high side empty and grayish old cracked rubber looking. Both hold air for at least 48 hrs, however. Bought a 12 volt compressor and looking for a digital lighted tire guage that can be used on wheels. When we put jacks down and tried to level it that way, it still seemed to take a lot of compensation with the low side to get almost even. So far everything works as if never been used. Originally was Washington State Clipper. Didn't mention it also has a "back porch" and tow hitch.
